Buckhead Village Has a Waiting List Now. What Changed on Bolling Way?

October 15, 2026

Buckhead Village District now has a waitlist for leases, the first since 2006. That comes from Adam Schwegman, Jamestown's head of retail leasing, in Atlanta Magazine's October 2026 issue. The nine-acre district between Peachtree and Pharr roads has added 20 stores since 2025.

The newer tenants are here for things that happen every week, like a Thursday wine list, a Saturday yoga class or a Sunday car meetup. The brands that once left are coming back to a street that runs on that weekly schedule, and they're arriving in smaller, more personal formats.

The Street That Was Built for Out-of-Towners

Longtime Buckhead residents remember the property as The Shops Buckhead Atlanta. In the same Atlanta Magazine report, Schwegman says it was billed as the "Rodeo Drive of Atlanta." He says the ultraluxury pitch never caught on with locals and foot traffic stayed low. Some tenants, Tom Ford and L'Occitane among them, moved back to the malls. Tom Ford's move went to Phipps Plaza in 2019, as What Now Atlanta reported.

Jamestown took over that year. According to Schwegman, it asked the community what it wanted. "They did not want to shop somewhere sterile, like a museum. They wanted more fun," he told the magazine. What followed was public space and programming. The Veranda is a two-story atrium. The springtime Bodacious Blooms Flower Festival became an annual event. And the district added a run of restaurants: Yeppa & Co., Carmel, Brush Sushi, Boba Craze and, this summer, Y Bar e Ristorante. All of them have opened since 2023.

Schwegman points to something more basic too. Jamestown doesn't own every parcel, so the district is a set of real city blocks. In his words, "It has the authenticity of a real street environment, and Atlanta's never really had that."

Who Came Back, and in What Form

This year's best evidence for that approach is who returned and how they set up shop.

  • Jeffrey. Jeffrey Kalinsky's boutique first opened in Buckhead in 1990. Its Atlanta, New York and Palo Alto stores all closed in 2020 during the pandemic. The new store opened on Sunday, August 2, at 3070 Bolling Way NE. It has about 3,000 square feet of retail space and gives another 1,000 square feet to a styling lounge, according to Jamestown's announcement. Its New York store, opened in 1999, was 12,000 square feet. So the comeback is a much smaller store with a lot of its space set aside for one-on-one styling.
  • Tom Ford, two ways. Tom Ford Beauty is one of the district's recent arrivals. Jeffrey's racks also carry Tom Ford, alongside The Row, Celine, Phoebe Philo, Bottega Veneta and Gucci. The name that left for the mall in 2019 is back on Bolling Way, in a beauty store and on a curated rack.
  • Labels you'd otherwise travel for. Jamestown says most of Jeffrey's lineup is sold in Atlanta only at Jeffrey. That includes Bergfabel, Sophie D'Hoore, Wommelsdorf, Christen, Dosa and Dusan.

Kalinsky's own description of who he buys for reads like a neighborhood week. In the announcement he lists "soccer games and school pickup, to board meetings, summers in the South of France, and destination weddings in the mountains."

The other new names follow the same pattern. LoveShackFancy opened in June, and Atlanta Magazine reported that some shoppers had lined up since 6:30 that morning. Jones Road, the makeup brand Bobbi Brown founded in 2020, saw lines wrapped around the block on its opening day this summer. Its vice president of retail said the brand's e-commerce data showed its customers were already in Atlanta. Me + Em, Hill House Home, Eichholtz and Roller Rabbit round out the recent openings.

Dinner Now Runs on a Weekly Schedule

The restaurants show the weekly rhythm most clearly.

Brush Sushi at 3009 Peachtree Road NE is an omakase restaurant from James Beard-nominated chef Jason Liang. Every Thursday it hosts "Sip & Spin," with the regular dinner menu and a separate wine list from new sommelier Bri Hicks. Liang builds pairings for the wines, and a DJ plays '80s classics in the dining room and bar. The night runs 6 to 10:30 p.m. You order à la carte, no ticket is needed, and the district suggests reservations. For dessert, Atlanta Magazine wrote up Brush's espresso-martini soft serve in September. It's made with espresso, vodka and coffee liqueur and topped with a house-made mini croissant from pastry chef Chingyao Wang.

Y Bar e Ristorante at 3065 Peachtree Road NE comes from Y Hospitality, the group behind Yeppa & Co. down the street. The AJC reported it open on July 22. The paper tied the concept to owner Stephen Peterson's childhood in Rimini, Italy. The menu has small plates and aperitivo-style drinks, including Aunt Becky's artichoke dip, burro e alici, prosciutto e piadina and cacio e burro. Cocktails include a Bruschetta Martini and a Negroni Fruttato. Wines come from Italian producers, including Y Hospitality's own Enio Ottaviani Winery, as Rough Draft Atlanta described. Y Hospitality posts hours of 5 p.m. to midnight Tuesday through Thursday and 5 p.m. to 1 a.m. Friday and Saturday. The kitchen closes at 11 p.m., and the restaurant is closed Sunday and Monday. Y Bar fills the former Storico Vino and Pachengo spaces.

On a Thursday, Brush's wine list and DJ run until 10:30, and Y Bar's kitchen takes orders until 11 at 3065 Peachtree.

A 44,000-Square-Foot Daily Habit, Coming in 2027

The next big tenant points the same way. Equinox plans its first Georgia club as a 44,000-square-foot, ground-level space next to COS on the district's south side, near Pharr Road. What Now Atlanta gives the address as 3035 Peachtree Road. Jamestown announced the club on June 10. Opening is set for 2027, and no month has been announced.

The district's largest announced new space is going to a membership club, the kind of place people visit several times a week.

The Next Four Weeks on the District Calendar

As of October 12, the Buckhead Village District calendar lists these events:

  1. Thursday, October 15, 6 p.m. Sip & Spin at Brush Sushi, which repeats every Thursday.
  2. Saturday, October 17, 9:30 a.m. Rooftop Yoga at Gypsy Kitchen, with Drybar blowout gift cards and Lumivita goody bags.
  3. October 23 through November 1. The Camp Twin Lakes Partners Card shopping event, with 20% off at hundreds of retailers and restaurants. Card sales help send children with serious illnesses, disabilities and life challenges to Camp Twin Lakes.
  4. Sunday, November 8, 9 a.m. to noon. The Buckhead Village Car Club meetup.

The district hasn't posted December events yet. That includes a date for a 2026 tree lighting.
